For buyers in Northern Connecticut & Western Massachusetts

Buying a home shouldn't feel like a part-time job.

MW Park Real Estate works with buyers as an advisor first and a search engine second. That means fewer tabs open, fewer guesses, and someone in your corner who tells you what's actually true about a house — not just what gets you to sign a showing sheet.

No obligation. No scripts. Just a straight conversation about where you're at.

Buying isn't the problem. Doing it alone is.

There’s no shortage of ways to look at homes right now. Apps, alerts, agent-run sites — the listings themselves aren’t hard to find. What’s hard is knowing which ones are worth your time, what a fair offer actually looks like this month in this town, and who’s supposed to be handling the fifteen things that happen between an accepted offer and a closing table.

Most of that gets figured out the hard way, mid-transaction, by buyers who didn’t know to ask. We’d rather you know upfront.

How MW Park Real Estate approaches buying

We’re a Windsor Locks-based brokerage, and we work the way a good local advisor should: concierge-first, not portal-first. That means the relationship starts with a conversation about what you actually need — not a login screen.

From that starting point, buyers generally go one of two directions with us:

  • Perfect Homefinder — our guided search program for buyers who know roughly what they want and are ready to move on it. It’s built around a real search brief, active market monitoring, and honest evaluation of what comes up, including appropriate off-market and pre-market possibilities when your criteria support it.
  • Full buyer support — for buyers who want a local agent handling offer strategy, negotiation, inspection coordination, and closing, whether or not they’re using our structured search process.

Plenty of buyers end up using both. Some just need the coordination help around a home they’ve already found. Either way, the starting point is the same conversation.

How it works

1. Tell us where you’re at

Timeline, budget, towns, must-haves, and what’s frustrating you about the search so far. This is a conversation, not an intake form.

2. We figure out what you actually need

Some buyers need a structured search built around their criteria — that’s Perfect Homefinder. Others already have a home in mind or are working with a shorter list and mainly need someone to handle strategy, paperwork, and coordination from here. We’ll tell you honestly which one fits.

3. Financing gets sorted early

Before you’re competing for a home is the right time to know your numbers, not after. We can connect you with local lenders if you need one.

4. You look at real options, not endless scrolling

Whether through Perfect Homefinder’s search process or a more direct path, we walk through what’s actually worth seeing — and tell you plainly when something isn’t a fit.

5. Offer, inspection, and everything in between

When you find the house, we handle offer strategy, negotiation, and coordination with inspectors, attorneys, and lenders so you’re not managing six vendors solo.

6. Closing and beyond

We stay through closing and help line up the practical stuff after — movers, contractors, whatever gets you settled.

Is this for you?

Good fit if you:

  • Have a real reason and rough timeline for buying
  • Want a local advisor, not just an app
  • Are willing to have an honest conversation about budget and readiness
  • Want someone handling the coordination, not just the showings

Probably not yet, if you:

  • Are browsing with no timeline and no urgency
  • Aren’t open to discussing financing at all
  • Are expecting a guaranteed below-market deal or guaranteed off-market access

Just-looking buyers are still welcome to reach out. We’ll tell you straight whether now’s the time to start or whether it makes sense to check back in later.

Where we work

MW Park Real Estate is based in Windsor Locks, CT and works with buyers across Northern Connecticut and Western Massachusetts — including Windsor Locks, Suffield, Enfield, East Granby, Granby, Simsbury, Windsor, South Windsor, East Windsor, Avon, the broader Farmington Valley, Longmeadow, Agawam, and West Springfield.

Outside that footprint? Reach out anyway. If we’re not the right fit for your area, we’ll tell you and point you somewhere useful.

Start with a conversation, not a login

Tell us what you're working with. We'll help you figure out whether Perfect Homefinder, full buyer support, or just a first conversation is the right next step.

Frequently asked questions

What’s the difference between this page and Perfect Homefinder?

This page covers how we work with buyers generally. Perfect Homefinder is our named, structured search program for buyers ready to move on a defined set of criteria. Not every buyer needs the full program — this is where we figure out what you actually need first.

Do I have to sign anything to talk to you?

No. The first conversation is complimentary and no-obligation. If it makes sense to move into formal representation, we’ll walk you through exactly what that means before anything is signed.

Can you get me an off-market deal?

We can look into appropriate off-market and pre-market possibilities when your criteria support it, but we don’t guarantee one exists or that it materializes. Anyone who promises that outright isn’t being straight with you.

I already found a house on my own. Can you still help?

Yes — this is common. Plenty of buyers come to us needing offer strategy, negotiation, and closing coordination for a home they found themselves.

Do you work with first-time buyers?

Yes, regularly. Having a local advisor walk through the process tends to matter most the first time around.

What if I need to sell a home before I buy?

Common situation. We’ll talk through timing and how to coordinate both sides so you’re not stuck holding two houses — or none.

You don't have to figure this out alone.

Let's have a straight conversation about what buying actually looks like for you right now.
