The part of buying nobody explains ahead of time

Most of what makes buying a home stressful isn’t the search. It’s everything after you find a house you want: writing an offer that’s actually competitive without overpaying, negotiating repairs after an inspection, chasing down a lender for a status update, keeping an attorney and a title company on the same page, and hitting deadlines you didn’t know existed until someone mentioned them in passing.

Buyers who go it alone — or work with an agent who disappears after the offer is accepted — end up doing that coordination themselves, usually while also working a full-time job. That’s not a great setup for anyone.

What Buyer Concierge actually is

Buyer Concierge is full-service support for everything between “we found a home” and “here are the keys.” It’s built for buyers who already know what they’re looking at — whether that came from our own Perfect Homefinder search program or from a home you found on your own — and now need someone managing the transaction itself.

Through Buyer Concierge, we work with you to:

  • Build an offer strategy based on the actual market, not a guess — pricing, terms, contingencies, and timing
  • Negotiate on your behalf, including after inspection, when repair and credit conversations get real
  • Coordinate inspections and walk through what the findings actually mean for your decision
  • Stay in the loop with your lender so financing stays on track and on schedule
  • Coordinate with your attorney and the seller’s side so paperwork and deadlines don’t fall through the cracks
  • Manage the pre-closing checklist — final walkthrough, utility transfers, and the logistics nobody remembers until the week of
  • Help line up movers, contractors, or cleaners after closing, through our local network

How it works

1. We start where you are

Some buyers come to us already under contract and needing coordination help. Others come earlier, mid-search, wanting an advisor lined up before they make an offer. Either is fine — we’ll tell you what stage you’re at and what’s next.

2. We build the offer strategy together

Price, terms, contingencies, and timing, based on what’s actually happening in that town and price range right now — not a generic template.

3. We negotiate — and keep negotiating

The initial offer is rarely the last conversation. We handle back-and-forth on price, repairs, and terms so you’re not the one going back and forth with a listing agent directly.

4. We coordinate the inspection

We help line up a qualified inspector, walk the findings with you afterward, and help you decide what’s worth pursuing versus what’s normal wear on a house of that age.

5. We keep the moving parts moving

Lender, attorney, title — we stay in contact with everyone involved so deadlines get met and you’re not the one relaying messages between four different people.

6. We get you to closing and past it

Final walkthrough, closing day logistics, and help lining up whatever comes next — movers, contractors, or just a list of who to call for what.

Perfect Homefinder is about finding the right home — a structured search built around your criteria. Buyer Concierge is about everything that happens once you have a home in mind: offer, negotiation, inspection, and closing. Many buyers use both; some only need one.

Do I need to have found a home already to start?

Not necessarily. Some buyers bring us in early so an advisor is already in place before an offer gets written. Others come to us right after finding a house on their own.

Will you negotiate repairs after the inspection?

Yes, that’s a core part of this. We’ll walk through the inspection findings with you and handle the back-and-forth on repairs or credits.

Do you pick the inspector, attorney, or lender for me?

We can connect you with local professionals we trust, but the choice is always yours. We coordinate with whoever you choose to work with.

Is there a cost to start this conversation?

The first conversation is free. Before any formal agreement or representation begins, we’ll explain exactly how everything works, including how compensation is handled, so there are no surprises.

What happens after closing?

We can help connect you with movers, contractors, and cleaners through our local network, so getting settled doesn’t become its own project.
