For homeowners in Northern Connecticut & Western Massachusetts

Forget the number a website guessed. Let's find out what your home is actually worth.

Home Value Review is MW Park Real Estate's guided value program. We walk your home, look at what's actually happening in your local market, and talk through what would increase your value, whether now is a good time to sell, and what your realistic range looks like — with a person, not an algorithm.

No obligation. No pressure to list. Just a straight conversation about where things stand.

An algorithm has never walked through your house.

Type an address into an online estimate tool and you’ll get a number in seconds. It looks precise. It usually isn’t. Those tools don’t know that you redid the kitchen, that the basement floods in spring, that the neighbor’s addition changed what comparable actually means, or that three homes on your street sold in the last month at prices that number never accounted for.

A number generated without ever seeing your home isn’t a value. It’s a guess with good formatting. Home Value Review exists because homeowners deserve better than that before making one of the biggest financial decisions they’ll make.

What Home Value Review actually is

It’s not an instant online estimate, and it’s not a sales pitch disguised as a walkthrough. It’s a real analysis — grounded in current local sales data and a look at your actual home — followed by an honest conversation about what that means for you.

Through the program, we work with you to:

  • Look at recent comparable sales in your specific area, not a broad citywide average
  • Walk your home so condition, updates, and layout are factored in, not guessed at
  • Identify specific improvements that are likely to increase value — and be equally clear about ones that probably won’t pay for themselves
  • Talk through current market timing and demand for homes like yours
  • Give you a realistic value range grounded in data and professional judgment, explained in plain language
  • Help you decide, with no pressure, whether now is a good time to sell — or whether it makes more sense to wait

We won’t tell you your home is worth an exact figure to the dollar, and we won’t promise a sale price. No one honest can. What we can give you is a well-reasoned, defensible range and the reasoning behind it.

How it works

1. The value conversation

We start by talking — your home, your timeline (even if you have none yet), and what you’re actually trying to learn. Some homeowners want to sell soon. Others just want to know where they stand.

2. The walkthrough

We come look at your home in person. Condition, updates, layout, and anything that sets it apart from the house down the street — all of it matters, and none of it shows up in an online estimate.

3. Market & comparable analysis

We pull recent, relevant comparable sales for your specific area and look at what’s actually happening in your market right now — not a broad regional trend.

4. Value range & opportunity review

We put it together into a realistic value range and walk you through the reasoning behind it, along with specific opportunities — repairs, updates, or timing — that could move that number.

5. The honest conversation

We talk through what the numbers mean for your actual situation: whether selling now makes sense, whether waiting makes sense, and what either path would look like. No script, no pressure toward a decision.

6. Your next step, your call

If selling makes sense now, we’ll talk through what that looks like. If not, you walk away with a real understanding of your home’s value and what would improve it — no obligation either way.

Is this for you?

Good fit if you:

  • Want a real understanding of your home’s value, not a guess from a website
  • Are considering selling in the next year, or just want to know where you stand
  • Are open to honest input, including hearing that now might not be the right time
  • Want to know what would actually move your home’s value before you decide anything

Probably not the right fit if you:

  • Want an instant number with no walkthrough and no conversation — a free online estimate tool will get you that, for whatever it’s worth
  • Are looking for a guaranteed sale price or a promise about what your home will sell for
  • Have no interest in feedback about your home, only a figure

If you’re not sure which camp you’re in, reach out anyway. We’ll tell you honestly whether Home Value Review is the right next step for where you are.

What's actually happening in your local market

Value isn’t set in a vacuum — it’s set by what’s actually selling around you, right now. MW Park Real Estate tracks the local market across Northern Connecticut and Western Massachusetts, including Windsor Locks, Suffield, Enfield, East Granby, Granby, Simsbury, Windsor, South Windsor, East Windsor, Avon, the broader Farmington Valley, Longmeadow, Agawam, and West Springfield.

Conditions vary town to town and even street to street. Part of what makes Home Value Review useful is grounding your number in what’s happening specifically where you live, not a regional average that doesn’t reflect your street.

Frequently asked questions

Is this the same as those instant online home value estimates?

No. Automated online estimates are generated without anyone seeing your home, and they can be off by a significant margin — sometimes tens of thousands of dollars in either direction. Home Value Review includes an in-person walkthrough and a professional analysis grounded in current comparable sales, so the range you get actually reflects your home.

Will you tell me an exact number my home will sell for?

No — and you should be skeptical of anyone who does. We’ll give you a realistic, well-reasoned value range based on data and our professional judgment. The actual sale price ultimately depends on market conditions, buyer demand, and negotiation at the time you sell.

Does this cost anything?

The Home Value Review conversation and walkthrough are complimentary and no-obligation. Nothing formal — including any listing agreement — begins until we’ve walked you through exactly how it works.

Do I have to be ready to sell to do this?

Not at all. Many homeowners do a Home Value Review a year or more before they have any plan to sell, just to understand where they stand and what would help.

What if the review shows now isn’t a great time to sell?

Then we’ll tell you that directly. Part of the value of an honest process is hearing it when the answer is “wait,” not just when the answer is “list now.”

What happens after the review?

That’s up to you. Some homeowners move toward listing right away. Others hold onto the information and revisit it later. There’s no pressure to decide anything on the spot.

How is this different from Seller Concierge?

Home Value Review answers the question of what your home is worth and whether now makes sense. Seller Concierge is a more hands-on program for sellers who want extra support with prep, vendors, and logistics once you’re moving toward listing. We’ll talk through which one fits where you are.

Know where you actually stand.

No guesswork, no algorithm, no pressure — just a straight look at your home's real value.
