What Seller Concierge actually is
It’s not a sign in the yard and a listing on the MLS. It’s a managed process, start to finish, once you’ve committed to selling. Through the program, we work with you to:
- Get the home genuinely market-ready — what to fix, what to skip, and how to stage it so it shows well without overspending
- Set a pricing strategy grounded in real comparable data, not a number picked to make you feel good
- Coordinate professional photography, marketing materials, and how the listing gets positioned
- Manage showings and feedback so you’re not the one fielding every request
- Review and negotiate offers with you — price, terms, contingencies, and what each one actually means
- Navigate inspection findings and appraisal issues if they come up, without letting them derail the deal
- Coordinate with your attorney through contract to closing, and keep the whole timeline on track
How it works
1. The seller strategy conversation
We start by walking the home together and talking through your goals — timeline, must-haves, what you’re comfortable spending on prep, and whether this sale is tied to a purchase on the other side.
2. Getting the home ready
We give you a straight read on what actually moves the needle — repairs, decluttering, staging — versus what’s not worth your time or money. Not every home needs the same work, and we’ll tell you when less is more.
3. Pricing and positioning
We build a pricing strategy from real comparable sales and current market conditions, then talk through it with you honestly, including trade-offs between pricing to sell fast versus testing the top of the market.
4. Marketing and going live
We coordinate professional photography, listing copy, and marketing so your home is presented the way it deserves — then manage the MLS listing, showings, and buyer feedback so you’re not fielding calls all day.
5. Offers and negotiation
When offers come in, we walk through each one with you — price, financing, contingencies, closing date — and negotiate on your behalf toward the outcome that actually matters to you, not just the highest number on paper.
6. Under contract to closing
We stay involved through inspection, appraisal, attorney coordination, and any last-minute issues that come up, so the deal you agreed to is the deal that actually closes.

Do I have to do a lot of repairs before listing?
Not necessarily. We’ll walk the home with you and point out what’s actually worth doing versus what buyers won’t care about — the goal is smart prep, not a blank check.
What happens if the inspection turns up problems?
It happens more often than not. We’ll help you understand your options and negotiate a resolution that keeps the deal moving without you overpaying to fix everything that comes up.
Is there a cost to start?

What if I’m also buying my next home?

Do you handle the attorney and closing coordination?
We coordinate closely with your attorney throughout the process and help keep the timeline on track, though the legal work itself is handled by your attorney, not by us.
